Situated in Tottenham’s rapidly changing landscape, the development would breathe new life into a former industrial site, blending the area’s rich history with modern, vibrant mixed-use spaces.
Historical Context and Design Strategy
Tucked away in the heart of Tottenham, the site is currently home to a light industrial building and a car park, surrounded by historic terraced houses and was once an old iron foundry. Over the past decade, Lawrence Road has undergone a remarkable transformation, shifting from an industrial backstreet to a vibrant urban thoroughfare, now lined with multi-storey, mixed-use developments that reflect the area’s growing energy and evolving character.
boehm lynas approached the project with a holistic vision, balancing land optimisation, sustainability, and community integration. The six-storey structure steps down in height to respect neighbouring historic buildings, with a façade of contemporary brickwork that nods to the area’s architectural heritage while embracing modern design.
A key element of the design is the part-retention and repurposing of the existing light industrial building, which reduces construction waste and preserves economic activity. This adaptive reuse aligns with the practice’s broader commitment to sustainable urban regeneration.
The development features 56 residential units, offering a mix of one-, two-, and three-bedroom apartments, all exceeding Nationally Described Space Standards. With 75% of homes designed as dual-aspect, natural light and ventilation are prioritised. Ten units are reserved for affordable housing through shared ownership.
Three commercial units, designed to accommodate light industrial and creative businesses, complement the residential offering and contribute to the area's economic diversity.

Circular economy principles shaped the project, with materials like the site’s hardstanding concrete reused in the new foundations and innovative low-cement concrete explored for the building’s frame. High-performance insulation, air source heat pumps, and passive design principles further enhance energy efficiency and reduce the development's environmental footprint.
The project itself enhances the public space by replacing fencing and car parks with landscaped areas, widened footpaths, communal gardens, and rooftop terraces. Play areas encourage social interaction and community cohesion. Accessibility features include 119 secure bicycle spaces, five disabled parking bays, and a permit-free design that promotes sustainable transport.
